Electric Vehicles Are Becoming More Common

Topics: BusinessCars

While electric vehicles are becoming more readily available in the automotive marketplace, Associations are not installing new charging infrastructure because they can’t find a workable solution for the limited existing electrical capacity. This defines the current situation with condominiums and the adoption of car charging.

As the purchase of electric cars and the need for car charging becomes more prolific (50 plug-in models at the time of this writing), condominium owners will benefit from having charge-ready parking spaces attached to their units.

Early adopters will be rewarded as electric vehicle owners vie for the those few condominiums with available car charging.

So how do associations, their boards and homeowners solve the problem of limited power supply and prepare for the ever-increasing ownership of electric vehicles? The answer: Power allocation.

New and existing condominium properties will benefit from the power allocation charging solution by avoiding the need to bring expensive, new electric capacity from the street. Power Allocation provides Associations with the ability to allow equitable access for charging to all parking spaces with a system that can expand incrementally as needed.

Additionally, by providing an app that allows for energy use tracking and reimbursement, you can ensure fair use of electricity.

Condominium buildings have a considerable amount of excess electric capacity within the existing supply, which can be re-allocated for car charging using power allocation. Cities now allow the energy previously provisioned only for apartments, condo, and hotel units to be mined and allocated for other uses such as car charging.

Power allocation systems use sophisticated Load Management Controllers (LMCs) to determines electric capacity not being used in condominium units and applies it to car charging. The LMC switches back and forth between resident needs and car charging, with resident needs taking priority. That means that if an owner isn’t using the stove, dryer, or electric heating, that the unused capacity can be siphoned off the overall supply and used for car charging. This hasn’t previously been possible.

Without power allocation, only a small fraction of parking spaces in most parking garages or lots could be equipped with car chargers. This would create an inequitable situation with only some residents being allowed the ability to install car charging. Condominium values for units with car charging will be greater than those without.

Load management controllers can manage up to 100 car chargers, and you can add chargers as needed (e.g. start with 20 chargers and add more as the need arises in the community). The LMC will create a micro-grid in the community to maximize charging potential. Additional LMCs can be added for communities with more than 100 parking spaces, or as need demands within the association.

Power allocation can manage the use-tracking and user payments for you. An app which tracks your power usage can also be used to reimburse your Association for power used. The same apps allow users to customize their needs before plugging in (e.g. “I have a Tesla 3 and I want 80 miles of range by 8AM). The app will then coordinate with all user input from other chargers in the grid to ensure each person receives the charge they need, when they need it.

Help keep your Community values high and provide pro-active solutions for your homeowners and boards by using power allocation systems for your building. The future of car charging for your building is available today!
